Alive Modular Headquarter is a mixed-use modular building proposal for an irregular corner site in Gwacheon. The project combines office space, private residence, parking, and rooftop outdoor space within a compact four-story volume. Responding to district-level height and use restrictions, the building is organized with a piloti parking level on the ground floor, office spaces on the second and third floors, and an independent residential unit with a roof garden on the top floor.
The proposal uses a hybrid construction strategy: prefabricated modular units form the main office and residential spaces, while the vertical circulation core is built with an on-site steel structure. This approach allows the plan to respond efficiently to the irregular site geometry while improving construction speed, spatial efficiency, and flexibility. A total of ten modular units are used to compose the building, creating a clear structural and spatial system within the limited urban parcel.
The architectural identity is developed through the relationship between the modular volume and the façade system. Several design studies explore translucent curtains, metal louvers, limestone louvers, UHPC panels, metal panels, and brick alternatives as ways to give the small headquarters a stronger urban presence. Through these façade strategies, the project transforms a compact mixed-use building into a recognizable corporate landmark that balances openness, privacy, and constructability.
